Abundance ~ Policies

hank you for adhering to our policies. By making a reservation with us, you are confirming that you understand, agree to and will abide by the policies stated below.

Minimum Stay Requirements
For both Sundance Lodge and Moondance Cabin, we require a 2-night minimum stay. On holidays, we require a 3 or 4-night minimum stay.**

**Holidays
New Year's Eve, Memorial Day, July 4th and Labor Day (3 nights). Thanksgiving and Christmas (4 nights).

Check In/Check Out Times Check in time is after 3 PM and check out time is 11 AM. Deposits and Payments All rates are subject to a 13% hotel/motel tax. To reserve either Sundance Lodge or Moondance Cabin, a 50% deposit is required at the time of the reservation. The balance is due 30 days prior to arrival. Security Deposit Also required at the time of booking is a security deposit of $800 for Sundance Lodge and $400 for Moondance Cabin. Our automated system will schedule your security deposit for the day before your arrival. After your stay, assuming no excess cleaning is required (e.g. carpet cleaning, extra kitchen cleaning, etc.), no damage has occurred and

nothing is missing or broken, your security deposit will be redeposited into your account. If any portion of this deposit is required to cover damage, excess cleaning or missing items, the unused balance of the funds will be returned to you. Please note that you are also liable for excess cleaning and/or damage in excess of the amounts specified above. We reserve the right to charge your credit card if necessary. Our automated system accepts Visa and MasterCard. If you prefer to make your reservation via phone, we will be happy to take your credit card info or we will also accept a personal check.

Cancellation Policy

We must receive notice of your cancellation at least 30 days prior to your scheduled arrival in order for you to receive a refund. With 30 days advance notice of your cancellation, you will receive a full refund less a $100 cancellation fee. If you need to cancel your reservation within 30 days of your scheduled arrival date, we will issue you a refund (less a $100 cancellation fee) if your lodging is rebooked by someone else for the same time period as your reservation and at least the same value; we will be unable to issue you a refund if we are unable to re-book for the same time period as your reservation and at least the same amount.

Guests who shorten their stay while in residence will not receive a refund.

Pets

Pets who are house broken, friendly and non-destructive are VERY welcome. A non-refundable pet fee of $95 is required per pet. We ask that you not leave your pet unattended unless he/she is crated or kenneled. We have provided kennels in both lodgings. Moondance Cabin has 2 kennels, great for 2 small pups or 1 medium-sized pup. Sundance Lodge has 1 kennel, great for 2 small pups or 1 medium-sized pup. You are free to bring personal kennels. Please note: Moondance has an enclosed deck. We invite you and your pup/s to enjoy the deck TOGETHER, however please DO NOT leave your pup/s unattended. This is especially dangerous for very small pets, given that we have many hawks in the area.

Smoking

Sundance Lodge and Moondance Cabin are smoke-free facilities. Smoking is allowed outside on the porches and patios. Ashtrays are provided and located in the kitchen in the labeled drawers. Please empty the ashtrays in the outdoor garbage receptacles before departure, thoroughly wash all ashtrays and return to labeled drawers.

Noise, Gatherings, Parties and Comportment

Abundance is a nature retreat, so we ask that you treat our property (the houses, land, plants and creek), wildlife and our neighbors with courtesy and respect. This includes staying within the boundaries of our property. We cannot accommodate large gatherings or loud parties. Small gatherings may be permitted with owners’ pre-approval for an additional fee; please inquire before making your reservation if this is one of your needs. If issues arise that endanger your safety, inconvenience our neighbors, threaten our property, or compromise natural surroundings or wildlife, we reserve the right to cancel your stay in progress.

Fires
Outdoor fires anywhere on Abundance property are strictly prohibited. There is a fire extinguisher located in the outdoor kitchen for use when grilling with the portable fire pit, should it be needed.

Parking

Our parking area accommodates a maximum of 5 vehicles total - - 3 vehicles for Sundance and 2 vehicles for Moondance. If you need additional parking, please contact us so we can make arrangements for you.

Fishing

Abundance Retreat is a place to be in harmony with nature. Our lodging sits across the creek from a nature preserve where fishing is strictly prohibited. For these reasons, we prohibit all fishing including catch and release.
